It’s really strange: Every house I’ve seen in The Philippines has these little closet-sized bedrooms. I’ve never seen bedrooms so small before, even in Thailand. The size of the master bedroom in this house is smaller than the room my maid sleeps in.
The kitchen is really nice though.

This is one of the nicest houses I have seen in The Philippines. The stairs are a little steep. In Florida the building code requires stairs to be 7 inches high and 11 inches long. I don’t think there’s any such standard here. The rest of the house is exceptional in fit & finish.

By my calculations, this house is selling for well over $100 per square foot. Is that the standard price for this kind of house in a market like Cagayan De Oro?

1 square meter = 10.76391041671 square feet. The house is 240 SM and the lot is 300 SM. The house is thus 3230 SF. The house is priced at PHP 7.5M, with 40.5 pesos to the USD, the price of the house is $185,185.19. That comes to $71.68 per square foot. (but that includes the 60 extra outside square meters for free.)

I guesstimated 1600 square feet, excluding the garage and balcony. You are counting the grass outside in that 3230?

Still though: Do you figure that this is a pretty standard price for this kind of house in CDO?

I took a tape measure with me when I looked at the house, but didn’t use it. I should have, then I could answer your questions better. Yes, I would say that the price is in line with what people ask for for houses here. Perhaps a little overpriced, but a little negotiating will reveal the real price. I’m not a haggler, but I am learning to be. The people interested in this house would be foreigners, not locals. The light switches are all in the right place, at the right height. There is nothing cheap about this house. I am not trying to sell this house. I just thought it would be a nice house for some foreigner in CdO. Just remember, people always ask for more than they will settle for. Wave 6M under their nose and see what happens. The house belonged to a British expat who died and the Leeds of London court has ordered his estate to be liquidated. So there is some pressure to make the sale soon.

I’ve always wondered about the reason somebody would choose to live in a place like Xavier Estates. The land there is going for 800,000 pesos per 150 sq.m. and I can’t really see any benefit to living there… especially at those ridiculous prices.
Personally, I don’t think Xavier Estates is a very nice place to live: It’s barren, isolated, and there is no cohesiveness to the architecture or community as a whole. It’s like a half-thought-out middle-class American development that lost its way and said “screw it” partway through the process of becoming what we would define as a “community”, and now it is a mishmash of empty overgrown lots, lonely-looking houses, and desolate streets… at least the parts I have seen.
I suppose people could tout the security as a bonus, but from what I’ve seen, the only people that those guys standing looking bored in guard houses manage to keep out are the guests. I’m sure there are patrols, but a dozen guards (if there are even that many) couldn’t possibly guard the 4 or 5 square miles that is Xavier Estates (or the even more monstrous Grand Europa).
If I had a choice, I’d take my 800,000 pesos, find a lot five or ten times the size of what can be purchased in Xavier Estates located someplace on the edge of town… or farther out, build a nice fence around it, and pay some uncle or cousin 3,000 pesos per month to sit up nights and watch television in the car port.
Well… I’m an American of course. We tend to think pioneering thoughts naturally, and shun the “communal living” arrangements so popular in Europe and Asia. And, to put it simply, as an American, when buying a house: If there isn’t enough room in the yard to let my kid and I practice his wind-up and pitching, I wouldn’t even consider it.

This house is not located in Xavier Estates. It is on a private compound near a 1st Class small exclusive hotel owned by an Englishman. There is a small swimming pool on the house compound, with a bar and restaurant. The compound has 24 hour security. There is only one other house on the compound. There are also three additional lots of 300 SM each for sale on the same compound at PHP 6000 per SM.

6,000 per square meter? That’s astounding. That’s approximately $50,000 for a piece of land the size of a basketball court.
By the way: I saw a house last night here in Pattaya in a very exclusive small gated neighborhood (8 houses, 24-hour guard) that is almost exactly the same size and layout as this house here in this post, but the house I saw has about 50% more land (with a nice sculpted garden) selling for 5 million baht (6.4 million pesos).
It’s still expensive, but you have to remember that this house is in Pattaya, one of Southeast Asias top resort towns, within driving distance of world-class restaurants, bars, nightclubs, beaches, and only 90 minutes away from the international airport.
When this house sells, tell me what it sells for. If it sells for over 5 million pesos (which is still more than it is worth)… and isn’t sold to an Englishman (who always compare home prices to British home prices, and thus always vastly overpay)… I’d be interested in hearing about it.

Actually, I’d just be better off giving examples of what you get for 7.5 million pesos in Pattaya:
One. For 7.5 million pesos, in Pattaya, you get an larger but unfurnished house on almost 700 sq. meters of land, with a huge private pool, in a gated community.
Two. For 7 million pesos, you get a 160 sq. meter fully-furnished house on 700 meters of land, with a private pool, in the most exclusive area of Pattaya.
Three. For 4 million pesos, you get a 148 sq. m. home with a private pool and lots of gorgeous wood paneling on 288 meters of land in a private community with round-the-clock security.

I have actually been in this house. I have actually been inside this house. It is 4 bedroom not 5.
After viewing the house I asked the seller if he had 5.5 million would he buy this house or build a new one. He quickly answered, build a new one.
There are many houses to choose from in CDO.
This house was constructed about 3 years ago at a price of 3.5 million.
The stairs are uneven and steep, which as one gets older could be dangerous.
Privacy is not easy as there is ongoing housing construction around the house and lots to be sold directly across from this house that belongs to Pueblo de Oro development corporation.
The swimming pool is only 4 feet deep and quite small. It belongs to the lodge and you have to have permission from the owners to use the pool.
7.5 million is not at all logical.

I don’t like that side of the town, it certainly seems highly priced. On the other side of town there are houses for P4million that are on large plots, single story, and look far more spacious.
Don’t know if being near Kingston Lodge is an advantage, we were stayed there, with the intention of staying for four or five days, but left the next morning after the half breakfast we were served.
Have a good look around first.
